Application Process

We hope to find you your new home! Please read thoroughly the 7 steps below to ensure a smooth application and move in process. Let us know if you have any questions. Thank you!

  1. PRESCREEN QUESTIONNAIRE

    • Fill out PRESCREEN QUESTIONNAIRE

    • If you meet the minimum criteria then you'll receive an email to schedule a showing.

  2. SHOWING OF APARTMENT

    • If the apartment is vacant then we will allow you to view it at your leisure without our presence for a self guided tour.  This provides you with greater flexibility with your time.

    • Text a selfie with your government issued identification (ID).

    • This is safety protocol to give you access to the building. 

    • Upon your arrival we will text you the code to enter the apartment. 

    • If the apartment is still occupied then someone will greet you at the apartment to facilitate the tour.

    • Please text prior to leaving for scheduled showing to confirm your anticipated arrival. 

  3. APPLICATION

    • If you like what you've seen after viewing the apartment then you can fill out the ONLINE APPLICATION.

    • The application fee for each adult covers the expense (18 years and older) of the background check and credit report.

  4. ELECTRONIC LEASE

    • If you meet the minimum criteria then we will create the lease and email it to you for electronic signature

    • A copy of the lease will be emailed to every adult on the lease and it is required that each adult e-sign the lease using their own email address that was provided in the application.

    • YOU HAVE 24 HOURS TO READ, ASK QUESTIONS AND SIGN THE LEASE ELECTRONICALLY.

    • If you do not sign the lease within 24 hours then we will be obligated to create a lease for the next eligible tenant.

  5. PAYMENT OF SECURITY DEPOSIT AND 1ST MONTH'S RENT

    • Once you sign the electronic lease you'll need to pay the 2 month security deposit AND prorated or 1st month's rent.

    • YOU HAVE 24 HOURS TO PAY THE 2 MONTH SECURITY DEPOSIT.

    • If the move in date is within 10 business days or less we will request a bank check or cash for the 2 month's security plus the prorated rent or 1st month's rent.

    • If the move in date is 11 business days or greater from the current date then we will request electronic payment for the 2 months security and 1st month's rent on your Buildium portal.

    • IF SECURITY OR RENT IS NOT TIMELY OR GET'S REVERSED, WHEN PAID ELECTRONICALLY WE WILL BE OBLIGATED TO CANCEL THE LEASE AND MAKE THE APARTMENT AVAILABLE TO THE NEXT ELIGIBLE TENANT.

  6. UTILITIES

    • Now that you've paid security and rent, it's time to call the utility companies to move into your name upon the move in date.

    • If applicable, electricity, gas, oilWater (If you are responsible for water, we'll be invoicing the sewer bill once per quarter).

  7. MOVE IN DATE

    • Either the late night prior to your move in date or the early morning of your move in date we will provide you with a new code to the electronic deadbolt lock(s) of the apartment

    • You cannot move in prior to what is stated on the lease.

    • You cannot move in after 8:00 pm at night so as not to disturb neighbors.
